Project Director – Site Supervision

A leading site supervision consultancy in Saudi Arabia is seeking a highly accomplished Project Director to oversee the full delivery and supervision of a landmark residential development valued at over USD 2 billion. This role represents an exceptional opportunity to join one of the region’s most respected consultancies, leading the supervision of one of the Kingdom’s most prestigious building programs. The Project Director will provide strategic leadership, technical governance, and operational oversight across all site supervision activities—ensuring world‑class quality, compliance, safety, and project execution excellence.

Responsibilities

  • Lead the full site supervision function for a major multi‑billion-dollar residential development, ensuring all on‑site activities are executed in line with design intent, contractual obligations, codes, and best‑practice construction standards.
  • Oversee multidisciplinary supervision teams, including architectural, civil/structural, MEP, infrastructure, QS, health & safety, and compliance specialists.
  • Act as the primary authority for all supervision‑related decision‑making, providing direction, technical judgment, and problem‑solving leadership at site level.
  • Ensure construction progress aligns with approved schedules, quality benchmarks, budgetary controls, and client expectations.
  • Develop and implement robust supervision procedures, inspection/testing protocols, workflows, and reporting frameworks.
  • Maintain strong lines of communication with the client, design consultants, contractors, and government stakeholders, ensuring transparency and rapid resolution of issues.
  • Drive consistent monitoring and evaluation of contractor performance, including method statements, material approvals, RFIs, NCRs, shop drawings, and quality documentation.
  • Ensure all works adhere to Saudi building codes, international standards, and safety regulations.
  • Lead senior‑level meetings, progress reviews, technical workshops, and executive project reporting.
  • Provide mentoring, management, and oversight to large multidisciplinary supervision teams, ensuring a high‑performance culture and professional excellence.

Requirements

  • Minimum 20 years of experience in the construction industry.
  • At least 8–10 years working for site supervision consultancies on major building programs.
  • Degree qualified from a Western university.
  • Bachelor’s degree in Engineering or Construction‑related discipline (Civil, Architectural, Structural, MEP, Construction Management, etc.).
  • Proven track record delivering multi‑billion‑dollar building projects, ideally large‑scale residential, mixed‑use or mega‑development programs.
  • Strong leadership capability with experience directing large supervision teams on high‑value, complex projects.
  • Excellent communication, stakeholder management, and client‑facing leadership skills.
  • Deep understanding of quality assurance, IFC documentation, construction sequencing, permitting, safety, and regulatory frameworks within the Kingdom.
  • Experience working in Saudi Arabia or the GCC highly advantageous.
